Who is Park Lane Home Builders, and where do you build in the Niagara Region?
Park Lane Home Builders is a family owned and operated house construction company based in St. Catharines, building new homes throughout the Niagara Region for over 30 years.
The company was founded in 1989 by Edward Lenchyshyn, and it is now in its second generation of family ownership. Over that time our team has built hundreds of homes for families across the region.
We build from Niagara Falls to Fort Erie and beyond, with new home communities and infill lots in areas including Fort Erie, Stevensville, and Crystal Beach. Our head office is at 47 Scott Street West in St. Catharines, open Monday to Friday from 9 a.m. to 5 p.m.
What styles of new build homes do you build?
We build townhomes, bungalows, single family homes, and detached homes, along with accessory dwelling units.
Different buyers want different things, so our communities tend to include more than one style. Our townhomes in Fort Erie include two storey designs with upper level laundry, while past communities such as Park Lane Place in Crystal Beach were built as bungalow townhomes.

Do you build custom homes, or only homes in your own communities?
Both. We build homes in the new home communities we develop, and we also take on custom builds and infill lots throughout the Niagara Region.
Our communities have been located in the Fort Erie, Stevensville, and Crystal Beach areas, and our completed work also includes custom designs in St. Catharines and Niagara Falls.
What a custom build involves depends a great deal on the site and on what you have in mind, so the most useful first step tends to be a conversation rather than a fixed answer. Our Gallery is a good place to see the range of what we have built.
What is an accessory dwelling unit, and can we get one in Fort Erie?
An accessory dwelling unit, or ADU, is a separate legal suite within the home. In our Fort Erie townhomes, it has been offered as an optional basement design with a separate entrance.
The appeal of an ADU tends to be flexibility. It can create private space for family members, or it can be set up for future rental income, which many buyers see as an asset at resale.
Whether the option is available depends on the community and on the individual home, and it generally has to be decided before construction passes a certain stage. If an ADU matters to you, raise it early rather than after a home is underway.
Buying, Licensing, and Visiting
Are your townhomes freehold, or are there condo fees?
The townhomes at Peace Bridge Village in Fort Erie are freehold, and the homes advertised there are listed with no condo fee.
Freehold ownership means you own the home and the land it sits on, rather than a share in a condominium corporation. For buyers comparing new townhomes in the Fort Erie area, that difference is worth factoring into the monthly cost of ownership, not only the purchase price.
Are you licensed, and how do we see a Fort Erie new home construction site in person?
Park Lane Home Builders is licensed by the Home Construction Regulatory Authority (HCRA), Ontario’s regulator of new home builders and vendors under the New Home Construction Licensing Act, 2017.
The best way to get a feel for the homes is to walk through one. Our model home office is at 948 Burwell Street in Fort Erie and can be seen by appointment. Appointments are available on weekdays, so call ahead and we will set a time that works for you.
